A Basic certificate does not permit flight inside controlled airspace, or within 30 metres of people not involved in the operation. Much of the GTA sits under controlled airspace and a residential lot rarely offers that much clearance, so the Advanced certificate is what the work here usually calls for — and it is what we hold on every flight.
Controlled airspace around Toronto Pearson, Billy Bishop and Hamilton International covers a large share of the region. Flying there requires a NAV CANADA authorization for that specific site — not a blanket permission held by the operator.
If an uncertified operator flies your listing and something goes wrong, it is your listing, your seller’s property and your name on the marketing. Hiring a certified, insured operator removes that category of risk entirely.
Yes. Our pilots hold Advanced RPAS certificates from Transport Canada — the level required to fly inside controlled airspace and closer than 30 metres to people not involved in the flight. Whether a specific address needs that level depends on where it sits, so we check the airspace for your listing before we book it, and where it falls inside controlled airspace we also pull a NAV CANADA flight authorization for that site before the shoot.
Yes, we carry commercial liability insurance for aerial operations. If your brokerage needs a certificate naming the property or the seller, ask when you book and we will arrange it.
We tell you before you book, not on the shoot day. Some addresses — much of downtown Toronto under Billy Bishop, for instance — are not realistically flyable. In those cases we drop the aerials from the package and put the budget somewhere it does more good.
