Markham is a town where the neighbourhood name carries genuine weight with buyers, and the media should acknowledge that rather than treat every address as generically Markham.
Unionville is the clearest case. The proximity to Main Street is part of what a buyer is paying for, and a listing set that never establishes that context leaves value on the table. The same logic applies in reverse in Cornell, where the rear-laneway layout means the front of the house presents as a porch and streetscape rather than as a garage — and shooting it with the standard driveway-and-garage exterior sequence simply misrepresents the property.
Cachet and Angus Glen are large-lot markets and behave like Lorne Park or south Oakville: grounds, frontage and presence, best served by aerials and twilight. Berczy, Wismer and Greensborough are family markets where the decisive material is interior — how the kitchen and family room actually work, whether the bedrooms are usable, what the finished lower level offers. Floor plans earn their cost more reliably here than aerials do.
Treating those two as the same assignment is the most common way Markham listings get under-marketed.
Buttonville’s exit from aviation service meaningfully changed drone work in this part of York Region — a control zone that had sat over a populated chunk of Markham is no longer a factor. That has made aerials more routinely available here than they were.
It has not made the town unrestricted. Parts of southern and western Markham remain inside Toronto’s broader terminal airspace, and the requirement for an Advanced-certified pilot holding the appropriate authorization has not changed. We check the address, not the city.
Markham buyers are unusually neighbourhood-literate — the difference between Unionville and Berczy is well understood locally and priced accordingly. Media that establishes which Markham a listing is in does real work. A frame that shows proximity to Main Street Unionville, or the Cornell laneway configuration, communicates something a buyer in this market immediately reads.
